If your default Friday night sits on the east side of Swinton, 2026 is the year that habit stops making sense. The stretch of Atlantic Avenue between Swinton and I-95, historically the quieter half of the corridor, is where almost every high-profile restaurant announcement of the last twelve months has landed. The reason is a single seven-acre address, and the ripple effect is already reshaping where downtown residents park, walk, and eat.
Here is what is open, what is coming, and what has actually changed for the people who already live within walking distance of it.
The map has moved west of Swinton
Sundy Village, the mixed-use campus at the corner of Atlantic and Swinton developed by Pebb Capital and designed by Gensler with RLC Architects, delivered Phase One in September 2025 with 100,000 square feet of Class A office, 30,000 square feet of retail and dining, and 268 below-grade parking spaces. By the time it received its temporary certificate of occupancy, it was already 88 percent leased.
That number is the story. A brand-new 30,000-square-foot dining collection filling up before most tenants finished their buildouts is what turned Sundy Village from a construction fence into a gravitational pull. The West Atlantic corridor between Swinton and I-95 had been the dormant half of the street for a generation. Pebb's Todd Rosenberg told the Palm Beach Post that full campus completion, including the restored 1902 Sundy House, is expected by the end of 2026 or early 2027.

Inside Sundy Village, restaurant by restaurant
Barcelona Wine Bar opened January 17, 2026 and set the tone for the whole campus. Executive chef Javier Narváez prints the menu daily and keeps a core of croquetas, patatas bravas, boquerones, and paellas in rotation. The wine program is what people are actually talking about: more than 400 bottles, roughly 40 by the glass, and pricing that does not sting. Hours run late, 3pm to midnight most nights, 1pm on weekends until 1am Friday and 2am Saturday. Reservations are the move on Thursday and Saturday.
Maman is taking the historic cottage on the Swinton side of the campus and giving it an oversized outdoor seating area. The New York bakery, founded by Elisa Marshall and Benjamin Sormonte, leased 1,768 square feet and is expected to bring collaboration items with Martha Stewart along with the chocolate chip cookie that made Oprah's Favorite Things in 2017. This is the daytime anchor Sundy Village needed.
Drinking Pig BBQ, which most locals know from Palm Beach County pop-ups, is targeting a September opening at 22 W. Atlantic Ave. Expect Jamaican brisket patties, jerk chicken, coco bread, smoked sweet potato, and collard greens. The kitchen is oak-smoked with Caribbean and Asian influences layered on top.
Double Knot, the Japanese izakaya from Michael Schulson's Schulson Collective, brings a chef with a track record in Philadelphia and Miami. Van Leeuwen Ice Cream rounds out the dessert-and-walking-around-cone slot. Delray Beach Craft Brewing is claiming one of the most photogenic addresses on the campus, the restored Cathcart House on Swinton, giving the west side its first taproom inside a preserved historic structure.
Beyond Sundy Village
The Sundy Village pull has not sucked the oxygen out of the rest of downtown. If anything, it has accelerated announcements everywhere else.
- Geronimo Tequila Bar and Southwest Grill at 105 East Atlantic is the Connecticut group's first move outside New England. Santa Fe cuisine, an ambitious tequila list, live bands on Wednesday evenings and Sunday afternoons, and DJs Thursday through Saturday from 10pm to 2am. The late-night happy hour Sunday through Thursday runs 10pm to 1am with $5 Miller High Life, $8 margaritas and wines by the glass, and $10 sangria. Kitchen stays open through it.
- Down the Rabbit Hole, planned for 98 NW 5th Ave, is the second concept from Dee and chef Samuel Woods, whose Pompano Beach original built the following. In Delray it will be smaller, beverage-forward in the evenings, with a two- or three-piece music ensemble playing in the room. Plant-based menu, seven days a week.
- Lynora's takes 630 NE 5th Ave in spring 2026. Owner Angelo Abbenante told What Now Miami the Delray location will cater to families and locals with roughly 1,500 square feet of patio and 1,500 inside. House-made pasta, the $3 meatball Monday deal, and brunch travel with the brand.
- Il Migliore brings modern Italian and housemade pastas to East Palmetto Park Road. LA MARSA is layering Mediterranean and North African flavors onto the downtown mix. La Boom Café is settling into The Ray Shops with French macarons and espresso. Tropical Smokehouse is adding a second BBQ option to the corridor, and Roma in the Grove is expected to bring Roman-inspired handmade pastas within a short runway of its late-2025 announcement, per the Boca Raton Observer roundup.
What this actually changes for a Tuesday night
Three shifts are worth noticing if you already live within walking distance.
The first is parking. The Phase Two garage at 48 SE 1st Avenue, a 165-space structure being built in partnership with the City of Delray Beach, will be open to the public after 6pm on weekdays and all day on weekends. That solves a problem residents have been solving with valet or side-street hunting for a decade. Combined with Sundy Village's own 268 subterranean spaces, the west end of Atlantic will have more evening capacity than any single block on the east side.
The second is walkability across Swinton. Barcelona is already drawing east-side regulars across the intersection, and once Maman opens for morning coffee and Delray Beach Craft Brewing opens for evenings, the campus will have a full day-part rotation on the same seven acres. The line between "downtown" and "west of Swinton" is functionally gone.
The third is the return of Sundy House itself. The 1902 home has been on the National Register of Historic Places since 1992 and is being restored as the campus centerpiece. Rosenberg told the Palm Beach Post the project is bringing food and beverage back to Sundy House, which was for years one of the neighborhood's most beloved dining rooms before it closed. Late 2026 or early 2027 is the target.
For residents, the practical read is this: the next twelve months are the widest opening window downtown Delray has seen at once. Reservations at Barcelona now, Geronimo before the season crowd returns, and a standing note for the day Drinking Pig BBQ opens in September will cover most of it.
